Managing multiple listings, calendars, pricing, automations, etc. all at once. They've simplified growing and scaling a portfolio of short-to-medium-term property rentals. As with any software, there is always room for improvement. One thing I would love to see is a platform for Owner Dashboards where my owners are able to see things like metrics, calendars, etc. Another feature I would love to see is more customizations for direct booking websites. I like having a website built out by Hospitable but I would love to see sub-pages added like an 'about us', 'contact us', or 'hire us as your property manager' type pages. When I'm working on multiple tabs, I'll set my date range and property to one thing and on another broswer I'll have a different property and different date range. If you save or update that page it changes the property and my dates that you had set. This is very frustrating having to go back and adjust my dates and property each time I save or reload the page. We just had a flaw with Resman not batching invoices over from AvidXchange. Resman had an update that threw a few things off when moving invoices over. This moved them to the Activity log. However, there are a few things that could be better. Yardi Breeze does not let dates overlap. Our property management company always has people breaking leases and then we get new tenants. Breeze does not let the move in/move out dates overlap. So if someone breaks a lease we have to change the lease end date to the actual date they moved out instead of getting to keep it the date that was stated in the lease.

Also, the CAM reconcilation is always wrong. I'm not sure how Breeze calculates it, but we always get a different total than Breeze so we have to calculate adjustments. I used the chat option to talk to a Breeze representative about one of our shopping centers and they fixed it for that center but it took a long time. Review collected by and hosted on G2.com.

Franciscan of Arlington started using AppWork about 3 months ago; getting my staff and resident acclimated to the change has been challenging but as we become more familiar each day it gets easier. I wish the Accounting feature was a little more dialed in. I rent one of my houses out by the room so I receive 4 payments per month, some tenants pay a few days early(at the end of the previous month), some pay right on time, and some pay on the last day of the grace period. I wish in accounting it would all show up added together as that month's rent rather than showing up at the end of July payment and the rest in August. It'd also be nice if you could filter out other payments from the accounting, like not showing internet, utilities, or deposit gathering but just the income/rent part. High service charges on one-time payments get a lot of complaints. I know the goal is to redirect customers to Auto-pay methods to save money. Not always practical depending on the nature of business transaction. Difficult for parents who don't always have access to portal. Tons of confusion but thankfully, we are able to take money orders on occassion. Several nasty phone calls related to limited options on making payments when having difficulty navigating the payment options. SHOULD be obvious, but they struggle. Lastly, there seems to be a substantial amount of duplicate auto-pays that can draft simultaneously. Not sure if you already have this, but if possible, please alert residents/guarantors when they already have an existing auto-pay and set up a new one. Allows residents to make payments without coming into the office, bringing multiple checks or money orders throughout the day and running several payment batches damn near hourly. There are some aspects that need to be improved and I try to add feature suggestions or sign up for one-on-one feedback sessions with Buildium. The task and work orders section gets a little daunting. I look forward to the day when they roll out upgrades like projects so you can track multiple tasks under one project. Often times with turnover, you can have 4-5 tasks associated with that one property. Some of the communication through tasks need improvement. We've sent our suggestions in. Like many software there some always going to be downsides. In the case of Property Matrix, it is web-based so if their server is down things can run a little slowly or no access at all.
