LeaseQuery is the best source for maintaining the large number of leases in our Healthcare Corporation. The complex rules of ASC842 are difficult to navigate and the best thing about LeaseQuery is that it takes some of the pressure off of keeping up with the changes and updates. LeaseQuery is rather easy maneuver and to set up new lease contracts. However, when there are changes to the lease before the lease expires, it is difficult to change the lease terms. What do you like best about Leasecake?

Leasecake notifies me of upcoming key dates, from Rent escalations, to expirations, and even custom events I can create myself. Accounting for ASC842 is nearly automated now. Before Leasecake we had a loose understanding of when our leases were expiring and when we needed to send notice by. Now we have a definite understanding of these key dates and in some cases the Leasecake staff has corrected some of our errors in their review and abstraction process. Visual Lease (VL) has a five star customer service team. At the start of implementation, VL provides a dedicated representative to guide and help us. VL also has technical representatives to help us work through some of the grey area of \lease accounting.

We were able to integrate VL with our accounting system easily with VL customer service representative. VL is also pretty simple and is easy to use.

Two main features I appreciate about Occupier:

1. The website structure is very intuitive and clear. I have never had a hard time figuring out how to go from one section to another. The text and visuals are straightforward and easy to understand. For example, downloading the monthly reports needed to record journal entries is clearly available within the Lease Accounting module.

1. Difficult to track monthly rent pre-payments without adjusting the payment schedule. This is particularly difficult for leases with escalating payments.

2. Not a perfect software for complex leases.

CoStar allows for both lease administration and accounting in one place--the reporting is fantastic.

We love that we can go into CoStar and pull a report for historical purposes but also for future purposes (based on lease dates) and perform analyses impacts for planing purposes. Also appreciate the thought process that went into pulling year end reports for financial disclosure reporting purposes.

We were able to bring lease administration in house saving time and vendor management fees. We continue to save by having everything easily housed in one system. Monthly we use CoStar integrated with our ERP to do lease payments and integrated for accounting purposes for ease of recording. Yardi Breeze does not let dates overlap. Our property management company always has people breaking leases and then we get new tenants. Breeze does not let the move in/move out dates overlap. So if someone breaks a lease we have to change the lease end date to the actual date they moved out instead of getting to keep it the date that was stated in the lease.

Also, the CAM reconcilation is always wrong. I'm not sure how Breeze calculates it, but we always get a different total than Breeze so we have to calculate adjustments. I used the chat option to talk to a Breeze representative about one of our shopping centers and they fixed it for that center but it took a long time. Review collected by and hosted on G2.com.

The staff at Resman always are so willing to help us with any issues we run into. The system is so user friendly and makes work a lot easier. Adding new features and including Apartment Dynamics in helping design those new additions has been really nice. Especially so we can give our inputs from a management conmpany stand point. When I'm working on multiple tabs, I'll set my date range and property to one thing and on another broswer I'll have a different property and different date range. If you save or update that page it changes the property and my dates that you had set. This is very frustrating having to go back and adjust my dates and property each time I save or reload the page. We just had a flaw with Resman not batching invoices over from AvidXchange. Resman had an update that threw a few things off when moving invoices over. This moved them to the Activity log. I like how LeaseCalcs manages the leases, entries, reporting, expiration tracking, etc. Very easy to consolidate data with the amount of available reporting. The available options make providing back-up to auditors easy. The monthly entries are extracted from LeaseCalcs to SAP each month, so they do not have to be manually posted. LeaseCalcs is a global repository for all of our leases (Real Estate, Equipment, Vehicles, etc). We can track expiring leases, sq footage, all base rents, additional rents, future rent payments, etc. Financial reporting is easy to access and is all in a single location. What do you like best about NetLease by Netgain?

We already use NetSuite as our ERP system at my Company so when ASC 842 was implemented we started shopping for systems that would make lease accounting seamless. Truly this has been amazing as it seamlessly integrates with NetSuite our ERP system. We've used it for almost 2 years now and no regrets. I love most aspects of the accounting portion. I love the ePay option and have a high amount of tenants who use it, bills section, easy to reconcile and keep books in order. I like the screening available for prospective tenants. The ability to grow our portfolio and keep everything organized means everything! There are some aspects that need to be improved and I try to add feature suggestions or sign up for one-on-one feedback sessions with Buildium. The task and work orders section gets a little daunting. I look forward to the day when they roll out upgrades like projects so you can track multiple tasks under one project. Often times with turnover, you can have 4-5 tasks associated with that one property. Some of the communication through tasks need improvement. We've sent our suggestions in. We use to do the IFRS 16 calculation on excel, which required a lot of manual calculations, inputs and checks and balances. Rubli automates this and takes away the risk of errors related to excel calculations. During implementation and investigating the take-on balances and variance, I identified and number of error in my excel calculation due to manual calculations and intervention.
